The short answer
Any fit-out in Trakhees jurisdiction — Palm Jumeirah, Jebel Ali, Dubai Maritime City, Discovery Gardens and parts of JLT — needs Trakhees EHS and Civil approval before work starts. Fire & life-safety is where most submissions fail. Approval typically takes 2–4 weeks.
Egress, fire-rated partitions and coordinated MEP must be designed to Trakhees standards, by a Trakhees-registered contractor. We design to those standards from the start so the EHS + Civil submission clears.
Confirm the unit is in Trakhees jurisdiction and that the contractor holds Trakhees registration (unregistered contractors are rejected outright).
Architectural fit-out, fire & life-safety (egress, fire-rated partitions, detection) and coordinated MEP drawings to Trakhees standards.
Lodge drawings with tenancy/title, EHS package and contractor registration.
Trakhees EHS and Civil review; respond to comments and obtain the fit-out permit.
Execute the fit-out with Trakhees inspections through to the completion certificate.
